Living in Delray Beach
Delray Beach is where South Florida buyers go when they want a real downtown. Atlantic Avenue runs from the ocean at A1A west toward I-95 and carries most of the city's dining, shopping and nightlife, with art fairs and street festivals through the year. Delray has about three miles of Atlantic beachfront, and in 2024 it took the Best Beach in Florida title in USA Today's Readers' Choice awards.
Neighborhoods that behave differently
- Downtown and Old School Square. The former Delray school campus is now the cultural center, with the Crest Theatre, a 1925 gymnasium and the Pavilion. Condos and townhomes near Atlantic Avenue trade on being able to walk to dinner.
- Pineapple Grove. The arts district just north of Atlantic Avenue, named for the pineapple farming that took over the area after 1911. Galleries, small restaurants and newer mixed-use buildings.
- Historic districts. The city has five locally designated historic districts, with Key West-style cottages, bungalows, Mission Revival and Art Deco houses. The Marina Historic District has been on the National Register since 2014. Waterfront mansionization has been putting pressure on these blocks.
- Barrier-island and Intracoastal. Beach condos on A1A and homes on the water, with the Intracoastal separating downtown from the ocean.
- West Delray. An unincorporated corridor west of the city with gated communities and larger newer homes, many with Delray mailing addresses.
What to know before you buy in Delray Beach
Historic-district homes carry design review. If you plan to expand, change a facade or tear down, ask what the district rules allow before you buy, because a charming 1940s cottage can be harder to change than a 1990s house. Expect inspection conversations about older roofs, plumbing and windows, and about insurance for older wood-frame construction.
Downtown sees event traffic, noise and parking pressure on busy weekends. Some buyers love that, others prefer a few blocks of distance. Michael will show you the same street on a Saturday night and on a Tuesday morning so you can decide with real information.
Many properties marketed as "Delray Beach" sit outside city limits. Confirm jurisdiction, flood zone and HOA terms for the address, not the zip code.

Delray Beach buyer and seller questions
What is the difference between downtown Delray and West Delray?
Downtown is walkable, older and denser: condos, cottages and townhomes close to Atlantic Avenue and the beach. West Delray is a car-based suburban corridor of gated communities, newer homes and larger lots, much of it unincorporated. Prices, HOA fees and daily life differ a lot between the two.
Are historic-district homes in Delray Beach harder to renovate?
They can be. Locally designated districts have review requirements for exterior changes and demolition. Michael recommends checking the specific rules with the city before you make an offer if you plan significant work.
Do you work with condo buyers near Atlantic Avenue and the beach?
Yes. He reviews the association documents, reserves, fees and inspection status of the building with you, and compares comparable units so you know what the premium for location really covers.
