Living in Broward County

Broward County sits between Palm Beach County to the north and Miami-Dade to the south, with the Atlantic to the east and the Everglades to the west. Fort Lauderdale is the county seat and largest city, with about 183,000 residents in 2020. Across the county there were roughly 860,000 housing units at the 2020 census, about 61 percent owner-occupied, which gives you an idea of how much variety there is to choose from.

The market in pieces

  • Beachfront and high-rise condos. Along the ocean from Hollywood Beach and Dania Beach through Fort Lauderdale (Las Olas Beach) and up to Pompano Beach and Deerfield Beach.
  • Canal and waterfront homes. Developers began dredging wetlands in 1920 to create island communities, and that history is why so many Broward homes sit on a canal with a dock.
  • Family suburbs in the west. Coral Springs, Parkland, Plantation, Sunrise and Davie, with newer construction, gated communities and school-driven demand.
  • Active-adult and condo communities. Large inland and coastal condo communities across the county, with very different fees and rules.
Before you buy

What to know before you buy in Broward County

Broward is one county but dozens of markets. Michael's search covers Coral Springs, Deerfield Beach and Pompano Beach alongside the county as a whole, and a one-mile move can change the price, the school and the insurance cost. Tell him your commute, your must-haves and your budget, and he will narrow the map.

Condo buyers should read the association's financial statements and recent inspection reports, because Florida condo safety rules adopted after the 2021 Surfside collapse have raised reserve and inspection requirements for many buildings. Waterfront buyers should check seawall condition, flood zone and insurance before an offer.

Michael is based in Boca Raton on the Broward line, so Broward's northern cities are a short drive from his office.
